Restore vs. Replace

Why Tear It Off When You Can Restore It?

A full tear-off means dumpsters, cranes, downtime, and a six-figure invoice. A spray foam & silicone restoration seals your existing roof in place — for a fraction of the cost and disruption.

Full Replacement

The Old Way
  • Complete tear-off & disposal of old roof
  • Cranes, dumpsters & major logistics cost
  • Days or weeks of business disruption
  • Exposed deck & weather risk during work
  • Seams & fasteners = future leak points
$$$$Highest cost · most downtime

Roof King Restoration

The Smart Way
  • Seamless membrane sprayed over existing roof
  • No tear-off, no dumpsters, no crane in most cases
  • Tenants keep working — minimal disruption
  • Wind, rain & hurricane resistant · no penetrations
  • Adds 20-50 yrs of life · reflective energy savings

Before We Coat: The Moisture Rule

Restoration is only possible on a sound, dry roof. Any area of insulation reading over 15% moisture must be removed and that section repaired (or foamed back in) before the rest of the roof can be coated. If more than 50% of the roof is holding 15% moisture or higher, the full roof must be torn off and replaced — and an SPF system is an ideal replacement, installed directly over the deck when needed.

Every commercial roof project requires a third-party moisture reading and engineering report before we provide a final price.

System Comparison

Beyond The Numbers

The Technical Edge

Why a seamless, fully-adhered foam system outperforms board insulation and mechanically-fastened membranes — especially in a Florida wind zone.

R-6.5 to 7

per inch · Insulation

Closed-cell SPF delivers roughly R-6.5–7 per inch as one continuous, seamless layer — no gaps and no thermal bridging. It even adds slope to fix ponding water.

vs. ISO / polyiso board labeled near R-6/inch but ageing toward ~R-5.5 (LTTR), losing R-value in the cold and bleeding heat at every fastener and board seam.
900+ psf

Wind Uplift

Fully-adhered SPF has tested past the limits of UL equipment and beyond 900 psf in FM pull testing — roughly 7–15× a mechanically-attached membrane. FEMA ranks SPF among the best-performing systems in major storms.

vs. fastened membranes that fail at seams, edges, and fasteners — FM data shows ~3.5× more edge-zone failures once winds pass 90 mph.
Zero

Seams & Penetrations

SPF is monolithic. It self-flashes around every HVAC curb, pipe, drain, and parapet — so there are no seams, joints, or fasteners for wind and water to attack.

vs. rolled / single-ply systems whose welded or taped seams and flashings are the first thing to leak as they age.
No Tear-Off

Lightweight & Renewable

SPF adds little weight and bonds directly to concrete, metal, BUR, and most existing roofs — usually with no tear-off, no dumpsters, and no exposed deck. A recoat every 10–15 years renews it indefinitely.

vs. full replacement systems that reach end-of-life and start the tear-off, disposal, and disruption cycle all over again.

Spray Foam Roofing FAQ

How long does a spray polyurethane foam (SPF) roof last?

The oldest performing SPF roofs are over 50 years old. Because the physical properties of SPF change little with age, how long the SPF roof system lasts depends on the original application and long-term maintenance.

How do you maintain an SPF roof system?

Routine inspections — typically twice a year and after major storms — plus a silicone or acrylic recoat every 10–15 years keep an SPF roof renewable indefinitely.

Where can I use an SPF roofing system?

SPF has excellent adhesion to a variety of substrates including concrete, tectum, gypsum, BUR, and metal. Since SPF adds little weight, it can be applied in varying thickness to add slope and fill in low areas.

How does SPF reduce energy use in buildings?

SPF delivers continuous insulation with no thermal bridging, and the reflective silicone topcoat lowers rooftop surface temperatures — cutting cooling loads and HVAC runtime year-round.

Is SPF a good soundproofing material?

Both low- and medium-density SPF effectively reduce noise from outside sources by sealing cracks and gaps that allow sound to travel through the walls, floors, and ceiling of a building.
