Full restoration systems on TPO, modified, metal, BUR, PVC and rubber — extending roof life 20–50 years at a fraction of replacement.
A full tear-off means dumpsters, cranes, downtime and a six-figure invoice. A spray foam and silicone restoration seals your existing roof in place — for a fraction of the cost and disruption.
The old way leaves you with seams and fasteners that become the next generation of leak points. A restoration is monolithic: there is nothing to open up.
We restore TPO, modified bitumen, metal, built-up (BUR), PVC and rubber/EPDM roofs. The approach is the same in each case: verify the roof is sound and dry, repair or replace what is not, then spray a seamless system over the top and coat it.
Where slope or ponding is the underlying problem, foam thickness can be varied to build slope and fill low areas rather than leaving water standing.
Restoration is only possible on a sound, dry roof. Any area of insulation reading over 15% moisture must be removed and that section repaired (or foamed back in) before the rest of the roof can be coated. If more than 50% of the roof is holding 15% moisture or higher, the full roof must be torn off and replaced.
Every commercial roof project requires a third-party moisture reading and engineering report before we provide a final price.
Commercial roof restoration can qualify for federal tax incentives — Section 179 can let you expense a qualifying roof on a nonresidential building in the year it is placed in service — up to $2.56 million for 2026, limited to taxable business income.
Tax treatment depends on your situation. Roof King is not a tax advisor; confirm eligibility and current limits with your CPA.

Restoration (repairs plus a coating) starts at $4 per square foot, or $7 per square foot with spray foam, against $12 per square foot and up for a replacement. That is often up to 50% less, and may qualify for Section 179 expensing rather than multi-decade depreciation — your CPA confirms eligibility. Your actual scope follows the required third-party moisture reading and engineering report.
In most cases no. There is no tear-off, no exposed deck and usually no crane, so disruption is minimal compared with a replacement.
A restoration typically adds 20–50 years of life, and a recoat every 10–15 years renews it from there.
