Where commercial roofs actually leak

Most commercial leaks start at the details, not the middle of the roof: open membrane seams and edges, A/C unit curbs, drains, coping caps and parapet walls, and penetrations that were flashed badly or not at all.

Water also travels under the membrane before it shows up inside, so the stain on the ceiling is rarely directly under the hole. We trace it back to the source instead of patching the spot above the stain.

What a repair call looks like

We inspect the roof, trace the leak to its source and photograph everything. Then we repair it with the right material for that roof, such as silicone with reinforcement fabric, new flashing or seam work.

Every job is documented with photos in CompanyCam, so the owner or property manager sees exactly what we found and fixed. If something on the building is outside roofing, like a clogged drain line or A/C condensation, the report says so.

Repair, restore or replace?

A few leaks on a sound roof are a repair. A roof that is leaking in many places but is still dry underneath is usually a candidate for a coating restoration, which costs far less than replacement.

When the moisture survey shows more than half the roof is wet, replacement is the honest answer. We will tell you which one you are looking at and why.

Questions, Answered

Commercial Roof Repair FAQ

Do you repair TPO, modified bitumen and built-up roofs, or only spray foam?

We repair all common commercial roof types, including TPO, PVC, EPDM, modified bitumen, built-up, metal and spray foam.

How do you find a leak on a flat commercial roof?

We inspect the roof and trace the water to where it enters, usually at a seam, curb, drain, coping or penetration. For larger problems, infrared scanning and a moisture survey show how far the wet insulation runs.

Will I get a report after the repair?

Yes. Every repair is photo-documented, and you get a report of what we found, what we fixed, and anything else on the roof that needs attention.

When does it make sense to coat the roof instead of repairing it again?

If you are calling for repairs every season but the roof is still dry underneath, a coating restoration seals the whole roof at once and usually costs far less than a replacement.
