Collier, Lee and Charlotte counties — a coast still working through roofs that were patched after the last big storm instead of fixed.
Southwest Florida took some of the hardest hurricane hits in the state's recent history, and a lot of the commercial roofs from Naples to Port Charlotte were put back into service the fast way: emergency patches, insurance-scope repairs and temporary dry-in that was never meant to be permanent.
The problem with a patched roof is what you cannot see. Water that got in during the storm tracks sideways under the membrane and sits in the insulation, where it keeps rotting the deck long after the ceiling stains are painted over. Before anyone quotes a repair, a third-party moisture survey maps what is actually wet.
Once the wet areas are known, the decision is usually straightforward. Where saturation is limited, the wet sections are cut out and replaced and the whole roof is restored with foam and silicone over the top. Where it is not, the survey says replace and we put that in writing.
The commercial stock here leans toward retail plazas, medical offices, condominium associations and light industrial around the Fort Myers and Naples airports. All of it is flat or low-slope, all of it is hot, and most of it cannot close for a tear-off.
The same salaried spray foam crew runs every job — the same people who have worked together for more than twenty years, not a rotating subcontractor list.
Many roofs here are running on emergency repairs. A moisture survey shows what is really underneath before anyone spends money.
Saturated insulation keeps damaging the deck long after the leak stops. Wet sections get cut out before anything is restored.
Associations need documentation they can put in front of owners. Every quote comes with the survey and an engineering report.
A reflective silicone cap knocks down roof surface temperature and cooling load on long, hot Gulf Coast summers.

Across Alligator Alley from our Pompano Beach yard, so we mobilise a full rig, material and crew and stay until the job is done. Best suited to larger roofs, and we will tell you on the first call if yours is not one.
Don't see your city? We mobilize across Florida — call and we'll tell you straight whether we can get a crew there.
Our shop is in Pompano Beach, which makes Broward our home county. Trucks leave the yard and are on most Broward roofs inside thirty minutes.
From Boca Raton north to Jupiter — condo associations, HOAs, medical offices and light industrial. One county up from our Pompano Beach yard.
The toughest approval standard in the country, and the building stock to match — warehouses in Doral and Hialeah, oceanfront towers on the beach.
Martin, St. Lucie, Indian River and Brevard counties — the stretch of coast that takes a direct hit more often than anywhere else in the state.
Tampa, St. Petersburg, Clearwater and the industrial corridor inland. We mobilise a full rig and crew rather than subbing the work out.
Ten million square feet sprayed across this state. Six equipped trucks, two warehouses of material, and a crew that travels.
