How we read the moisture numbers

These are our own restore-or-replace rules from years of spraying foam over wet and dry roofs. They decide what your estimate includes.

Under 10%
Dry enough to restore and coat.
Over 10–15%
That section gets cut out and foamed in before any coating.
Over 25% of the roof wet
Too much is wet to restore. The roof needs a tear-off.

Price ranges are typical market rates for commercial roof inspections; size, access, roof height, report detail and testing affect the price. Paid levels are quoted before any work starts. The free offer ends October 28, 2026 and the free Maintenance & Planning upgrade is limited to the next 25 properties.

The Checklist

What We Check On Every Commercial Roof

Commercial, industrial, multifamily and mixed-use roofs: the surface, drainage, flashing, penetrations, rooftop equipment, old repairs, edges and the signs of water inside.

Roof surface

Cracks, punctures, open seams, blisters, worn coating, loose material and soft spots.

Drainage

Roof drains, scuppers, gutters and downspouts, debris, and ponding water.

Flashing

Parapet walls, curbs, skylights, vents, pipes, edge metal and wall transitions.

Rooftop equipment

HVAC curbs, service panels, duct supports, cable runs, grease exposure and foot-traffic damage.

Interior signs

Ceiling stains, damp smells, peeling paint, wet insulation and recurring leak areas.

Old repairs

Failed sealant, patches, coated areas and spots that keep reopening.

Roof access

Hatch condition, ladder access, walking paths and safety concerns.

Documentation

Photos, notes, repair priorities and maintenance recommendations.

What to expect on inspection day

We start with access and your leak history: where it leaks, when, what has been repaired and any recent rooftop work. Then we walk the trouble spots: drains and scuppers, ponding areas, seams and laps, parapets, flashing, pipe penetrations, skylights, HVAC curbs, edges, old patches and high-traffic paths.

On thermal levels we come back after sunset. Water holds heat longer than dry roofing, so as the roof cools, wet areas stay warm on the camera. We then put a moisture meter on every warm spot to measure how wet it is.

What moves the price

  • Roof size
  • Building height and access
  • Roof type and slope
  • How detailed the report is
  • Thermal, moisture or core testing
  • Safety requirements

Signs you need an inspection soon

  • Ceiling or wall stains, or leaks that keep coming back
  • Ponding water that stays more than a day or two after rain
  • Clogged drains or overflowing gutters
  • Loose flashing, open seams or cracked sealant
  • Blistering membrane, rusted metal or musty smells
  • Recent HVAC, solar, electrical or plumbing work on the roof

How to prepare

  • Roof plans, warranties and past inspection reports
  • Repair invoices and a log of where and when it leaks
  • Tenant complaints and photos of interior stains
  • Clear access to the roof hatch or ladder, and tenant access if we need it

Please don't send untrained staff onto the roof to look for us.

Questions

Commercial Roof Inspection FAQ

How often should a commercial roof be inspected?

At least twice a year, in spring and fall, and again after a major storm, high winds or heavy rain, after any rooftop HVAC or solar work, and whenever a leak is reported.

How much does a commercial roof inspection cost?

Typical market ranges are $250–$750 for a basic visual inspection, $750–$1,500 for a standard inspection with photos and a written summary, $1,500–$3,000+ for a due diligence report, and $2,000–$4,000+ for moisture or specialty testing. Size, access, height, report detail and testing all move the price.

What does an advanced inspection include that a free inspection usually doesn't?

Most free inspections are a quick visual check. Our Maintenance & Planning Report adds a full photo report, a written condition summary with repair priorities, a thermal scan of the seams and penetrations, and moisture-meter readings on every area of concern.

Why do you scan the roof in the evening?

Water holds heat longer than dry roofing. As the roof cools after sunset, wet areas stay warm and show up clearly on a thermal camera, which tells us where water is getting in.

When does a wet roof need to be torn off instead of restored?

Our rule: a section reading over 10–15% moisture is cut out and foamed in before we coat. If more than 25% of the roof is over that limit, it is too wet to restore and needs a tear-off.

Is a commercial roof inspection worth it?

Yes. Clogged drains, open seams and failing flashing are cheap to fix when they're caught early and expensive once water reaches the insulation and the deck.
