For the First Time in 20 Years, Roof King Is Taking On New Clients

For the last two decades, we reserved our crews for a select group of Florida's top commercial property managers and real estate firms. That is how we kept every job to the VIP standard Roof King is known for.

New equipment and materials have made our crews faster than ever. That lets us grow the team and open a limited number of spots to new commercial clients, without giving up the VIP experience.

It is also why you will only find a handful of online reviews. We have spent 20 years working for the same clients, and this is the first year we have opened our schedule to new ones.

Introducing the future of roof coatings: Roof King's Hybrid Roof Coating.

How Hybrid Roof Coating goes on

  1. Prep and pressure wash
  2. Rust primer for metal roofs only
  3. Foam on seams, penetrations, and ponding spots
  4. Acrylic base coat
  5. Second cleaning
  6. Acrylic or silicone top coat

Sealed seams and penetrations, low spots built up so water drains, and a seamless top coat.

Why standard coatings fail, and why Hybrid Roof Coating doesn't.

Commercial buildings move, and the roof underneath expands and contracts with heat and cold. A standard coating sits on top of the seams, so that movement can still pop a seam, even one that was reinforced with fiberglass. Hybrid Roof Coating sprays foam into and over the seams and joints first. The foam seals those joints and flexes with the building, taking the expansion and shrinkage without breaking the seam, and then the coats go over it.

Coating splits at the joint

Standard coating

  • Coating over seams
  • Rigid at the joints
  • Seams can split as the roof moves, even when fiberglass reinforced
Foam flexes across the joint

Hybrid Roof Coating

  • Foam seals seams, joints and penetrations
  • Flexes with expansion and contraction
  • Low spots built up
  • Acrylic base plus silicone or acrylic top coat
  • One seamless, fully adhered membrane

Warranty

The coating products carry a 20-year manufacturer warranty, available for the client through Roof King. Roof King provides its own 10-year labor (workmanship) warranty. At year 10, Roof King inspects the roof and recertifies a sound roof for another 10 years. Routine 10-year maintenance inspections are recommended. American WeatherStar Platinum Approved Applicator. FL license CCC1328773.

What Hybrid Roof Coating is

Roof King's Hybrid Roof Coating is the proprietary coating system we developed after 20 years of R&D to create a truly cost-effective solution you can count on. It is not a single bucket of coating rolled over the seams. The roof is prepped and cleaned first. Spray foam then seals the seams, penetrations and low spots. An acrylic base coat covers that work, and a silicone or acrylic top coat finishes the surface.

The result is one continuous commercial roof surface. Roof King works on commercial buildings only: warehouses, offices, retail centers, industrial buildings, condos and HOA communities.

Why standard coatings can split at seams

Most roof coatings sit on top of the seams. When the building moves and the roof expands and contracts in the Florida heat, a coated seam can still split, even with fiberglass reinforcement.

The coating and the seam do not move as one piece. The joint opens, and the split is where the next leak starts.

How the foam flexes with the roof

Hybrid Roof Coating starts with foam at the seams, penetrations and low spots. That foam seals those joints and flexes as the roof moves, so the movement does not break the coating above it.

The acrylic base coat and the silicone or acrylic top coat then cover the field of the roof. Silicone is the usual top coat where water can pond. Acrylic is a fit where the roof drains well.

The Hybrid Roof Coating process

1. Prep and clean the roof.

2. Spray foam seals seams, penetrations and low spots.

3. An acrylic base coat goes over that foam.

4. A silicone or acrylic top coat finishes the system.
