  • Core samples to the deck, and deck condition (rust, spalling, rot)

  • Signed and sealed report for insurance claims, disputes and court

How we read the moisture numbers

These are Roof King's own restore-or-replace rules from years of spraying foam over wet and dry roofs. They decide what your estimate includes.

Under 10%Dry enough to restore and coat.

Over 10-15%That section gets cut out and foamed in before any coating.

Over 25% of the roof wetToo much to restore. The roof needs a tear-off.

Price ranges are typical market rates for commercial roof inspections; size, access, roof height, report detail and testing affect the price. Paid levels are quoted before any work starts. The free offer ends October 28, 2026 and the free Maintenance and Planning upgrade is limited to the next 25 properties.

The Checklist

What we check on every commercial roof

Commercial, industrial, multifamily and mixed-use roofs: the surface, drainage, flashing, penetrations, rooftop equipment, old repairs, edges and the signs of water inside.

Roof surface

Cracks, punctures, open seams, blisters, worn coating, loose material and soft spots.

Drainage

Roof drains, scuppers, gutters and downspouts, debris, and ponding water.

Flashing

Parapet walls, curbs, skylights, vents, pipes, edge metal and wall transitions.

Rooftop equipment

HVAC curbs, service panels, duct supports, cable runs, grease exposure and foot-traffic damage.

Why the first two levels are free right now

Roof King is accepting a limited number of new properties. Returning customers stay first, and this season new work is prioritized by size and complexity. For 25 properties, through October 28, 2026, the Basic Visual Inspection and the Maintenance and Planning Report are free.

The report gives a straight answer: repair, restore, or replace. Photos and moisture numbers replace a guess. We do the walk, the scan, and the write-up.

Questions

Is it really free?

Levels 1 and 2 are free through October 28, 2026, limited to 25 properties. Levels 3, 4, and 5 keep their prices. After the deadline, levels 1 and 2 return to $250-$750 and $750-$1,500.

What is the catch?

It is an application. Roof King can only take a limited number of new properties this season. There is no obligation to hire Roof King for the repair.

What if the roof is fine?

You still get a straight answer. If the roof does not need work, the report says so.

What warranties come with a Roof King coating?

The coating products carry a 20-year manufacturer warranty, available for the client through Roof King. Roof King provides its own 10-year labor (workmanship) warranty. At year 10, Roof King inspects the roof and recertifies a sound roof for another 10 years. Routine 10-year maintenance inspections are recommended.

What happens after the report?

The review is where the next step is discussed: a restoration, a spot repair, or a phased plan. Full-roof moisture testing, a due diligence report, and an engineer's report stay available at the prices above. The engineer's report is for insurance claims, disputes and court. It does not promise a claim result.
