Reflective Topcoats

Silicone Roof Coatings for Florida Commercial Roofs

A highly reflective silicone topcoat — UV-stable, ponding-water resistant, and renewable. Re-coat instead of re-roofing, forever.

UV-stable and built for standing water
Reflective surface that lowers rooftop temperature
Renews the system without a tear-off
Recoat cycle every 10–15 years keeps the roof going indefinitely

What the coating does

Silicone is the wear layer. It takes the UV, the rain and the ponding water so the system underneath — spray foam, or an existing membrane being restored — does not have to. It cures into a seamless film with no laps to open up.

Unlike some coatings, silicone tolerates standing water rather than softening in it, which matters on low-slope Florida roofs where drainage is imperfect.

Why recoating beats re-roofing

A coated roof does not reach a hard end-of-life the way a membrane does. Routine inspections plus a silicone or acrylic recoat every 10–15 years keep the roof renewable indefinitely — no tear-off, no disposal, no exposed deck, no starting the replacement cycle over again.

Each recoat is a maintenance event, not a construction project, so tenants keep working through it.

Energy and reflectivity

A reflective roof can cut cooling load significantly — savings that compound every year the roof is in service. Combined with continuous insulation underneath, the reflective topcoat is where most of the visible utility-bill difference comes from.

Silicone Coatings FAQ

How much does a silicone roof coating cost?

A silicone roof coating on a commercial roof starts at $4 per square foot installed and typically runs up to $7, including cleaning, repairs, seam and drain detailing and the silicone itself. Silicone costs a little more than acrylic but handles ponding water and Florida sun far better. Roof King's free roof cost calculator (roofkingus.com/roof-cost-calculator) gives a price range for your roof.

How often does a silicone roof coating need to be recoated?

Typically every 10–15 years, alongside routine inspections. Each recoat renews the system rather than replacing it.

Does silicone hold up to ponding water?

Yes — silicone is UV-stable and ponding-water resistant, which is why it is the topcoat we use most on low-slope Florida commercial roofs.

Can you coat an existing TPO, modified bitumen or metal roof?

In most cases, yes, provided the roof is sound and dry. A third-party moisture reading and engineering report determine what has to be repaired or removed first.
