Manufacturing, warehousing and retail with some of the oldest flat roofs in Miami-Dade. Restored in place while the work inside keeps going.
Hialeah has one of the largest concentrations of manufacturing and industrial space in South Florida, and much of it was built decades ago. Many of those buildings are on their second or third roof, often built-up or modified bitumen that has been patched for years.
An old roof is not automatically a tear-off. If the moisture survey shows the deck and most of the insulation are dry, the wet areas are cut out and replaced and the whole roof is restored with spray foam and a silicone cap. That costs a fraction of a replacement, and the shop floor underneath never sees daylight.
Foam also fixes two problems old industrial roofs usually have: low spots that hold water, and little or no insulation. Foam is sprayed thicker where the roof needs to drain and adds continuous insulation everywhere.
Hialeah is in Miami-Dade County, so assemblies need Miami-Dade NOA approval and must meet High Velocity Hurricane Zone uplift requirements. We specify and document both.
The same salaried spray foam crew runs every job — the same people who have worked together for more than twenty years, not a rotating subcontractor list.
Old roofs that are still structurally sound can often be restored instead of replaced.
Foam is built up in low areas so the roof drains instead of holding water.
Closed-cell foam adds continuous insulation across the deck in the same application.
Every assembly is approved for Miami-Dade and specified for hurricane-zone uplift.
