High-rise and mid-rise, warehouses and retail, from Brickell to Little River. Restored over the existing roof with assemblies approved for Miami-Dade.
Miami-Dade County sets the strictest roofing product approval standard in the country. Any system installed on a commercial roof in Miami needs a Miami-Dade Notice of Acceptance covering the assembly as installed, and the city is inside the High Velocity Hurricane Zone. Ask every bidder for the NOA that matches your roof, not a general product sheet.
The city's commercial roofs range from towers and mid-rise in Brickell, downtown and Edgewater, to older warehouses and flex buildings in Wynwood, Allapattah and Little River that are being converted to new uses. The older buildings often have tired built-up or modified bitumen roofs that are still structurally sound, which makes them good restoration candidates.
Restoration means no tear-off. Foam is sprayed over the existing roof once wet areas are removed, then capped with silicone. On a tower that means far less material handling and staging. On a warehouse it means the tenants keep working while the roof is redone above them.
As with every job, it starts with a third-party moisture survey and an engineering report, so the restore-or-replace decision is based on what is actually there.
The same salaried spray foam crew runs every job — the same people who have worked together for more than twenty years, not a rotating subcontractor list.
The strictest product approval in the country. We hand over the NOA for your assembly before you ask.
Fully adhered foam has no fasteners to back out and no seams for wind to peel.
Sound but tired roofs in Wynwood, Allapattah and Little River can often be restored instead of torn off.
Towers need planned staging and material handling. Restoration cuts both down compared with a tear-off.
